Selected Property Group is a vendor advocacy service — we select the right agent, defend your price through every stage of the campaign, and maximise what you walk away with. Our fee is paid from the agent's commission. You pay nothing extra. Before any campaign, commission an SVR™ — the independent intelligence that tells you what a sophisticated buyer will conclude your property is worth.
SVR™ from $750 · 48hr delivery · Advocacy fee paid from agent's commission · $0 extra to vendor · Melbourne
The vendor's problem
Most vendors choose the agent who appraises highest or knocks on the door first. Neither is a reliable indicator of who will achieve the best result. The right agent depends on corridor dominance, active buyer pool, and the negotiating record to defend your price under pressure. Selecting the wrong agent is the most expensive decision in the sale process.
The final week of a campaign is where most vendor equity is lost. Agents who are under pressure to achieve clearance rate targets will frequently recommend a price reduction or acceptance that serves their commission timeline, not your outcome. An independent advocate who has no interest in the agent's clearance rate is the only counterweight.
Every appraisal you receive is from an agent who wants the listing. The AVM is built on historical transaction data. Neither tells you what a sophisticated buyer who has done their homework will conclude your property is worth. That is the number that matters — and it is what the SVR™ produces.
The agent is paid when the property sells.
We are paid when you sell well.
Selected Property Group exists because vendor advocacy — real, independent advocacy — is structurally absent from the Australian residential market. The selling agent has a conflict. We don't.
NEW · PRE-CAMPAIGN INTELLIGENCE
Before any agent is appointed, before any guide is set, before any campaign is launched — commission an SVR™. It tells you what a sophisticated buyer will conclude your property is worth, where they will discount, and what the optimal campaign structure looks like. This is the intelligence that no agent can provide — because every agent has a conflict.
The advocacy process
We identify the agents genuinely best placed to sell your property — based on corridor dominance, active buyer pool, sold record, and commission discipline. We approach them on your behalf, manage the appraisal process, and negotiate the agency agreement. The agent you engage earns the mandate — not the one who appraised highest.
Before the campaign launches, we address the three controllable variables: presentation, timing, and pricing strategy. Where presentation work is required, we recommend only what has a demonstrated return. The SVR™ Vulnerability Assessment drives this stage — we address what a buyer will discount for, not what a stylist recommends.
We attend every vendor meeting, review every agent update, and provide an independent read on every pricing recommendation. When the agent recommends a price reduction or reserve adjustment, we interrogate the evidence behind it. No decision is made under campaign fatigue rather than campaign evidence.
In the final 48 hours of an auction campaign — or in the negotiation of a private treaty — we provide the independent voice that prevents a premature acceptance. We review every offer against the SVR™ evidence ceiling, advise on counter-offer positioning, and remain engaged through to exchange. The final number is the only one that matters.
Services
Independent pre-campaign intelligence — evidence ceiling, vulnerability assessment, campaign strategy brief. 48-hour delivery. No agent. No conflict.
Agent identification, appraisal review, agency agreement negotiation, and written pricing brief. For vendors who want independent agent selection but will manage the campaign themselves.
The complete vendor advocacy mandate — SVR™ included, agent selection through to exchange. Every vendor meeting attended. Every pricing decision reviewed independently. Every offer assessed against the evidence ceiling.
Already in a campaign and losing control of the process? A pricing reduction is being pushed. The agent's communication has become sparse. We audit the campaign, provide an independent SVR™, and defend from the point of engagement.
Results
"Every agent came in with lowball comps and a conservative strategy. Selected Property Group did something different — they looked at what was actually wrong with the presentation, recommended exactly three things to fix, and helped us build a pricing strategy based on real evidence."
"Every agent could feel I was under pressure. Selected Property Group sat with me, looked at the data, told me exactly what the property was worth and why, and helped me understand what a competitive campaign looked like. We added three weeks. Those weeks cost me nothing and returned an extra $85,000."
Our advocacy fee is structured so that the total commission cost to the vendor is the same as — or lower than — engaging an agent directly. We negotiate our fee from the agent's commission share. The SVR™ is a separate fixed-fee product at $750.
Selected Property Group is structurally independent of every selling agent in every corridor we operate in. We are never paid by an agent, never receive referral fees, and never recommend an agent we have not independently assessed.
No obligation. No agent pitch. An independent conversation about your property and what a competitive campaign looks like in your corridor right now.
